Most of Prunedale's housing stock was built between the late 1970s and the mid-1990s, an era when California's energy code requirements were far lower than they are today. Homes from that period typically have attic insulation at R-19 or below, minimal wall insulation, and crawl spaces with no vapor control at all. That was acceptable four decades ago. Today, it means higher heating and cooling costs and comfort problems that most homeowners have simply gotten used to.

The local climate adds to the problem. Prunedale sits inland enough to avoid the constant marine fog of the coast, but it still gets wet winters and warm summers, with temperatures swinging 30 to 40 degrees between the coldest nights and the warmest afternoons. The clay-heavy soil throughout the area holds water after rain and releases it slowly, keeping crawl spaces damp for weeks after a storm. Those moisture conditions accelerate the breakdown of older fiberglass insulation and create the conditions for mold growth in unprotected crawl spaces. Getting the insulation and vapor barrier right the first time is the only way to stay ahead of it.

Prunedale is an unincorporated community in northern Monterey County, sitting along Highway 101 between Salinas and the Santa Cruz County line. It is not a city with its own government - the County handles services here. The community has a population of roughly 17,000 to 18,000 people, spread across rolling hills, agricultural land, and residential neighborhoods that developed primarily during the 1980s and 1990s. The name comes from the prune orchards that once covered the hills before residential growth took over.

Housing in Prunedale is almost entirely single-family homes on generous lots - many half-acre or larger, especially on the hillside roads east of the freeway. There are no large condo or apartment developments here. The Moro Road corridor near Highway 101 functions as the community's practical commercial center, while the residential streets spread out in every direction across the hills. Neighboring Salinas is the nearest city to the south, and Castroville lies to the southwest along the coast.
